Every Stelumar Communities project is built around modules or panels manufactured in Ontario. As your development manager and design-build contractor, we also support the surrounding work including approvals, design, procurement, site construction, and handover, for as much or as little of the project as you need.

Every Stelumar Communities project is built around modules or panels we manufacture in our Ontario facilities, and because the buildings are designed for factory production, we lead the building design. Around that core, the rest of the scope is flexible. Some clients engage us from feasibility through handover. Others bring us in for construction management, or for development support on a project already in motion. The conversation starts with the building and scopes outward from there.

On cost, we position the same as, or lower than conventional construction for projects with repeating unit types and enough volume to load the factory efficiently. On schedule, the advantage is larger and more consistent. Factory production runs in parallel with site preparation, which compresses total delivery by a meaningful number of months on a typical multi-storey residential project. The combined result is what makes the manufacturing model commercially compelling: same or lower cost, delivered meaningfully faster. We model your project's specific cost and schedule as part of the consultation, not a generic claim.

Our Communities general contracting business is focused on Ontario today. 
For projects of sufficient scale outside the province, we will evaluate on a case-by-case basis. If you have a project that might fit, we'd like to hear about it. Our cabinetry business serves production homebuilders beyond Ontario, that's a separate operation.


Our modular product uses engineered lumber LSL and LVL, which is currently restricted to 6-stories in Ontario Building Code.
